Les Petits Riens Immo is part of the Les Petits Riens group and aims to increase the social and environmental impact of Les Petits Riens. The Social Real Estate portfolio encompasses all of the group's real estate assets and ensures the development and maintenance of these infrastructures. 🏡
The real estate team is currently composed of 5 employees, including a development manager, a technical service manager and a maintenance team for the group's forty or so business sites.
To complete the team, we are looking for a Property Manager.
👉 Mission
As a Property Manager, you will be responsible for the day-to-day, technical, administrative, legal and financial management of Les Petits Riens' real estate portfolio.
This includes social apartments, day care homes and accommodation, offices and commercial locations, in compliance with contractual commitments and the satisfaction of owners, tenants and investors. 🏢
You will report directly to the Managing Director of SRL Immo des Petits Riens and supervise a team of 3 to 6 workers in charge of the maintenance of the real estate portfolio.
You will be responsible for the management of a portfolio, your own or in partnership, which accommodates and accommodates 365 people and which accommodates up to 80 people in a day centre. In addition, there is a commercial network of +/- 20 shops, offices and a logistics centre of more than 9,000m2 in Anderlecht.

Your responsibilities are:
📝 Administrative and legal management
Manage leases (negotiation, renewal, termination)
Ensure compliance with contractual and regulatory obligations
Manage relations with tenants/landlords and resolve any disputes
🔨 Technical management
Plan and monitor maintenance, renovation or upgrading work
Manage service providers (maintenance, security, cleaning companies, etc.)
Carry out regular visits to the properties
💰 Financial management
Draw up annual provisional budgets
Monitor expenses and revenues (rents, charges, taxes, etc.)
Manage rent calls, reminders and unpaid bills
Produce regular reports to owners/investors
🤝 Customer relations / reporting
Be the main point of contact for owners/investors
Provide monthly/quarterly reporting (financial, technical, etc.)
Propose actions to optimize the value of assets
Profile
The social real estate project of Les Petits Riens aims to have a social and environmental impact, and ensure the sustainability of activities, you will succeed in this position according to your vision, your leadership and your entrepreneurial spirit.
🚀 To complete this challenge :
You have a higher education in real estate, management, law or equivalent (BTS PI, Licence Pro, Master) 🎓
Minimum 2 to 5 years' experience in rental management or property management
You have a good knowledge of real estate law, technical standards and real estate accounting
You have excellent organizational and interpersonal skills
You are proficient in computer tools such as Excel, management software such as Sogis, Smovin, etc.
You are guided by the culture of results, your entrepreneurial spirit makes you proactively and efficiently manage your business
You have the ability to adapt to a complex and ever-changing environment
You are solution-oriented and able to see the positive in every situation 👌
You are a source of proposals in a logic of continuous improvement, while demonstrating self-criticism
You like to innovate and you show an interest in the evolution of the social real estate sector, in particular by maintaining a sectoral watch of your activities
